URAR 1004 Residential Appraisal Report

The URAR 1004 or Multi-Family valuation includes complete front,
rear and street scene photos of the subject property, photos
of front of each comparable sale, site sketch, location map,
detailed market comparable grid and licensed/certified signature.

Drive-By Appraisals
All Fifty States
The Form 704 and Form 2055 are the most commonly used "short-form"
real estate evaluation reports. Reports include photos of subject
and street scene and verification of comparable sales. The Form
2055 has the option of an interior inspection.

Desk Review Appraisal

A desk review is a review of completed appraisal's form and
content to determine its compliance to USPAP and typical appraisal
standards / practices. Conducted by fully licensed, certified
appraisers.

Field Review Appraisal
All Fifty States
A field review is similar to a desk review, with the added security
of an inspection of the subject property and comparable sales.
A field review includes a photo of the subject, verification
of comparable sales and verification of information on subject
property.

Comparable Sales Search
All Fifty States
A "comp search" is an outline of the comparable sales
in an area used to determine a range of values surrounding the
subject property. It is most often used preceding an appraisal
order to determine if the property loan to value ratio is within
the lender's underwriting requirements. If a full appraisal
is ordered subsequent to the comparable sales search, the cost
is credited toward the full appraisal price. This product does
not evaluate the subject itself or create an estimate of value.
It is designed to identify the most likely comparable sales.

Land Appraisal

Valuation of any acreage of land.

Quality Control Review
All Fifty States
A Quality Control Review is performed by fully licensed or certified
appraisers. It is a review of a completed appraisal's form and
content using either a general or customized checklist. A subsequent
desk or field review can be performed.

Condition and Marketability Report
All Fifty States
The Condition and Marketability Report is a limited appraisal
short form FMAC 2070. It has an option of an interior inspection.

Nations accepts COD Appraisal order. However, for COD Appraisal
orders, please note that the source of the order is liable for
'good funds' in the event that the borrower does not provide
valid payment at the door.
